7:35 p.m. Opening of a Public Hearing on an application filed by Steven Faber regarding property at 185/185A Samoset Ave., Hull, MA, which according to the application seeks to:

To Apply for a Special Permit/Variance to: change the roof line and create more living area on the second floor (deviations from previously approved ZBA Special Permit), as per plans, pursuant to the Hull Zoning By-Laws Chapter 40-A, Sec. 61, Pre-existing structures.

 

 

7:45 p.m. Opening of a Public Hearing on an application filed by Phillip and Constance Thomas regarding property at 1045 Nantasket Ave., Hull, MA, which according to the application seeks to:

To Apply for a Special Permit/Variance to: make two individual apartments which changes the existing single family to a two family, as per plans, pursuant to the Hull Zoning By-laws Chapter 40-A, Sec. 61, Pre-existing structures, Non-Conforming Uses. Existing home is in a single family A Zone and a two family is not allowed.

On 7/21, the applicant requested a continunace to 8/4/2020 at a time to be determined. 

7:55 p.m. Continuation of a Public Hearing on an application filed by Michael McDevitt and Stephanie Aprea regarding property at 125 Main Street, Hull, MA, which according to the application seeks to:

To Appeal the Building Commissioner’s decision to issue a notice of violation of Chapter 173 of the Zoning Bylaw. McDevitt submits the appeal to (1) preserve the ability to obtain applicable building permits for the structure (Chatham Coast Guard Station which sits atop beams on the Property) at issue on the Property without accruing ongoing fines; and (2) to challenge the determination of the violation letter. Per the application, the structure was donated to McDevitt on or about July 11, 2019.

On 7/14/2020, the applicant's representative requested a continuance to 9/1/2020 at a time to be determined. 

8:00 p.m. Continuation of a Public Hearing on an application filed by Hoadley Martinez Architects Inc regarding property at 46 Summit Ave., Hull, MA, which per the application seeks to:

To apply for a Special Permit/Variance to: demo existing home & attached garage and construct new home, as per plans, pursuant to the Hull Zoning By-Laws Chapter 40-A, Sec. 61, Pre-existing structures. Existing (.9ft) & proposed (4ft) side setback is less than required; existing (2.8ft) and proposed 8.8ft) rear setback is less than required.

8:05 p.m. Continuation of a Public Hearing on an application filed by Beatrice Bergstrom regarding property at 121 Bay Street, Hull, MA, which according to the application seeks to:

To Apply for a Special Permit/Variance to: construct new 2 family home, each side with 4 bedrooms and 4 ½ baths, as per plans, pursuant to the Hull Zoning By-Laws Chapter 40-A, Sec. 61, Pre-existing structures; Non-Conforming Uses. Building will replace previous 3 family unit. Proposed rear setback does not comply;    proposed front setback (13.0’) may be waived.

On 7/20/2020 the applicant requested a continuance to 8/18/2020 at a time to be determined.
